House prices increased in March, with annual growth rising to 2.2% according to Nationwide.
This marks an improvement compared with February, when annual house price growth stood at 1.0%. The average UK house price is now reported to be £277,186.
Regional differences across the UK
In March, most UK regions saw modest increases in house prices. However, not every area followed the same pattern.
The Outer South East and East Anglia both recorded price declines, while Northern Ireland outperformed the rest of the UK with annual growth of 9.5%.
In England, the North West saw the strongest annual increase, with prices rising by 3.3% year-on-year.
Detached homes see stronger growth
The data also showed differences between property types.
Detached properties recorded the strongest annual growth, with prices increasing by 2.4%. Flats, however, have seen much slower growth over recent years. Since the start of 2020, the value of flats has increased by 15%, which is around half the growth seen in detached properties.
This suggests that buyer demand and affordability pressures may continue to affect different property types in different ways.
